Beachworks Acquires Rare Vacant Lots on Capitol Hill

Have you ever driven by an old house and thought, “What’s going to happen to that lot? When is it going to sell?” The owners of our most recent deal had been holding onto the property for 30 years, allowing it to sit vacant and deteriorate.

It took 12 years for to finalize this project and we really had to be creative in order to get it off the ground. We worked closely with the guardianship and attorney to come to a conclusion that was successful for all parties.

Vacant lots are also a rare find in the city, especially in one of the densest neighborhoods on the West Coast. So, it’s really exciting for us to be able to develop these lots and restore an older home in the neighborhood. The location is in Seattle’s north Capitol Hill right alongside the freeway. With sweeping views of Lake Union from Gasworks Park to Downtown, it’s the perfect location for watching the fireworks on 4th of July and enjoying warm Seattle summers.

Restoring the Older Home

This home was built in 1906 and has seen better days, but it has great bones. Our plan is to bring this craftsman back to its former glory while keeping the old-world charm of the surrounding neighborhood. We’re also adding value to the lot by adding a DADU. There’s a lot of potential for building and adding “gentle density” in Seattle with the new ADU laws implemented last year. Read more about that here.

Two New Construction Homes

On the other side of the street are two vacant lots that slope slightly towards the freeway. It’s possible that these lots may never have been developed before because the state took some parcels via eminent domain to build I-5 in the 1950s.

We don’t have the plans finalized yet, but look for two ~2,600 sq ft new construction homes in this spot coming Spring 2021!
