The Lynnwood light rail extension will open up four new light rail stops between Northgate and Lynnwood by 2024. Two of the stops will be located in Shoreline near I-5 and 145th and I-5 and 185th. The next stop is in Mountlake Terrace, and finally the last stop at Lynnwood City Center. The new lines are expected to get riders from Lynnwood to Downtown Seattle in 28 minutes, and Shoreline to Downtown Seattle in less than 20 minutes.
Lots of changes are happening around Shoreline in anticipation of these new light rail stations. First, neighborhoods around 145th and 185th were rezoned in 2016. Keep reading for more information on each specific area.
145th Station
The 145th Street station will be located on the right side of I-5, approximately between NE 15th Street and NE 147th St. The area will undergo two phases of zoning. The areas in the zoning map here marked “1” were already rezoned in 2016. The areas marked “2” in this zoning map will be rezoned in 2033. So far, the rezoned area around 145th is small and only extends approximately 5 blocks away from the station. The 145th Station is the smaller of the two stations.
185th Station
The 185th Street station will be located on the left side of I-5, approximately next to Shoreline Center. The area will undergo three phases of zoning. The areas in the zoning map here marked “1” were already rezoned in 2015. Zone 2 will be rezoned in 2021 and Zone 3 will be rezoned in 2033. The rezoned area extends from 185th near the freeway up to about 190th and down to 180th. It also extends west along 185th street to approximately Highway 99, and east to just past 10th Ave NE. In Phases 2 and 3, it will extend considerably further south and north.
How are the Neighborhoods Changing?
New zoning means lots of new housing and amenities are being built within a 10-minute walking distance of each station. There are plenty of new 4, 5 and 6-unit townhome projects going in along 185th and 145th—areas which were rezoned as MUR-35 and MUR-45. Closer to the stations, apartments are being built with retail at the street level for lots that are zoned MUR-70.
The below chart shows a few examples of the types of buildings that can be built under each zoning designation.
